Drone roof survey vs scaffolding — the honest comparison

Scaffolding was the default for a century. Drones took most of the market for inspection-only jobs in the last five years. Both still have a place — the trick is picking the right one for your specific brief.

Cost — the headline gap

A drone roof survey on a typical UK domestic or small commercial property costs £250–£600. The same access via scaffolding is rarely under £1,500–£4,000 once you include design, erection, hire period, dismantle and reinstatement. Mobile Elevated Work Platforms (MEWPs / cherry pickers) sit between the two — usually £400–£900 for a day, plus operator and traffic management.

For a claims-triage inspection or a pre-purchase check, the drone quote is often less than the scaffolding design fee.

Timing — days vs weeks

A drone survey is a one-visit job: mobilise, fly, land, report. Most Drone Assisted pilots deliver a full photo report within 3–5 working days of the site visit; rush jobs can turn round in 24 hours.

Scaffolding needs design, permit-to-erect on public highway, erection (1–3 days for a domestic property), a mandatory handover inspection, the actual survey, then a full dismantle. Two to three weeks door to door is normal.

Safety — the argument that ended the debate

HSE data consistently shows falls from height as the largest single cause of fatal workplace injury in the UK. Every roof access that can be avoided should be avoided. That's the argument insurers, principal contractors and Health & Safety leads have quietly settled — inspection at height is a drone job by default, and physical access is only chosen where the work requires it.

Evidence quality — where drones actually win

  • Complete coverage. A drone captures every square metre of the roof, not just the areas a surveyor could safely reach.
  • Geolocated imagery. Every image is tagged with GPS and altitude — traceable back to the exact location.
  • Repeatability. A second flight six months later can capture the same angles for direct comparison — critical for monitoring damage progression.
  • Optional thermal. A radiometric thermal payload finds trapped moisture, delamination and missing insulation that a visual inspection can't.

When scaffolding is still the right call

  • Physical work. You can't repoint a chimney or refit lead flashing with a drone. Once the job moves beyond inspection into repair, access is required.
  • Structural sign-off requiring touch inspection. Some structural engineers still require hand-on-substrate inspection for defined defect types.
  • Long-duration works. If the roof will be occupied for weeks, scaffolding is unavoidable anyway.
  • Absolute no-fly zones. A handful of central-London airspace pockets and prison / secure-site perimeters simply won't permit drone flight.

How insurers see each option

Quick decision guide

  • Inspection only, no work required → drone.
  • Inspection plus minor cleaning / patch work → drone for the survey, MEWP for the work.
