The ultimate guide to rooftop inspections

Rooftops are the single most expensive, safety-critical part of most UK properties, and the hardest to see. This guide walks through what a modern rooftop inspection actually involves, when to use scaffolding, cherry pickers or drones, and how insurers and surveyors weigh each option.

What is a rooftop inspection?

A rooftop inspection is a documented visual (and increasingly thermal) assessment of every roof face, ridge, valley, chimney, flashing, gutter and rooflight on a building. The goal is to produce evidence that the roof is safe, watertight and performing as designed, or to isolate defects that need repair, warranty escalation or an insurance claim.

Typical triggers include storm and impact damage, pre purchase and pre lease surveys, warranty renewal, insurance renewal, planned preventive maintenance, and solar or battery installation planning.

The three ways UK rooftops are inspected

  • Scaffolding. A physical access platform built around the property. Total control, full touch access, but expensive to design and erect, slow to deploy, and only justified where physical work will follow.
  • Cherry picker / MEWP. A mobile elevated work platform driven onto the site. Faster than scaffolding, cheaper, but constrained by ground access, span reach and traffic management.
  • Drone rooftop inspection. A commercial drone pilot, registered with the CAA and holding the authorisations required for the operation, captures every roof face from the air, typically in 30 to 60 minutes, with high resolution stills and 4K video, and optional thermal.

Cost, the honest numbers

UK market rates in 2026 for a single-property inspection:

  • Scaffolding survey: £1,500 to £4,000 (design, erection, hire, inspection, dismantle).
  • MEWP survey: £400 to £900 for a day plus operator; more with traffic management.
  • Drone rooftop inspection: £150 to £450 for residential and small commercial; £500 to £2,000 for larger industrial or thermal-inclusive jobs.

Safety, the argument that ended the debate

Falls from height remain one of the largest single causes of fatal workplace injury reported by the HSE. The Work at Height Regulations expect work at height to be avoided where the task can reasonably be carried out another way, so if a roof can be inspected without putting a person at height, that option should be considered first. Drone inspection is increasingly used for initial roof condition assessment, documentation and claims evidence where aerial capture is suitable, with physical access reserved for jobs that need touch or repair work.

Accuracy and evidence quality

Drone capture can provide a detailed and repeatable visual record of roof condition, while physical access may provide additional tactile or intrusive evidence that aerial imagery cannot. The two methods are complementary rather than one being universally superior. Where a drone inspection is suitable, its evidence typically includes:

  • Complete coverage. Every visible square metre of the roof, at consistent resolution, not just the areas a surveyor could safely reach.
  • Geotagged imagery. Each frame carries GPS, altitude and timestamp, traceable back to the exact point on the roof.
  • Repeatability. A follow up flight six months later can capture the same angles for direct side by side comparison. Critical for monitoring damage progression.

Turnaround

A drone inspection is a single visit job: mobilise, fly, land, report. Most Drone Assisted pilots deliver a full photo report within 3 to 5 working days of the site visit; storm-response and claims work can turn round in 24 to 48 hours.

Scaffolding, by comparison, requires design, permit to erect on any public highway, erection (1 to 3 days for a domestic property), a mandatory handover inspection, the survey itself and a full dismantle. Two to three weeks is normal.

When each method is the right call

  • Inspection only, no work required → drone.
  • Post-storm claim triage → drone, ideally within 48 hours of the event.
  • Pre-purchase / pre lease survey → drone.
  • Inspection plus minor cleaning or patch work → drone for the survey, MEWP for the work.
  • Full re-roof or extended access → scaffolding, but consider a pre-scaffold drone survey to scope the works accurately.
  • Structural sign-off requiring hands on substrate inspection → scaffolding or MEWP, with a drone survey supplementing.

How UK insurers treat drone rooftop reports

Drone imagery and reports can support insurance claims assessment where the quality, scope and evidence meet the insurer's requirements. High-resolution aerial imagery can help claims teams assess visible roof condition and determine whether further investigation or physical access may be required, for example after storm damage, for pre-repair and post-repair records, or for documenting roof areas that are difficult to access. Requirements vary between insurers, so it is worth confirming what evidence your insurer expects. Drone inspection vs physical access

Drone inspection and physical access provide different types of evidence. Drone inspection is useful for rapid external visual capture, wide-area roof imagery, difficult-to-view roof areas, high-resolution photographic records, repeat monitoring, and reducing unnecessary access where appropriate. Physical access may still be required for tactile inspection, intrusive investigation, material sampling, repairs, specialist testing, areas obscured from aerial view, and formal professional inspection where close physical examination is needed. Drone inspection can reduce the need for scaffolding or MEWPs in suitable cases, but it does not automatically replace physical access.

How long does a rooftop inspection take?

Do I need planning permission or CAA approval?

You don't, your operator handles it. What is required depends on the aircraft, the site and the planned operation rather than simply on whether the work is paid. Some rooftop inspections can be flown in the open category, while others need a specific category authorisation. Is a drone rooftop inspection as accurate as scaffolding?
